5 Steps to Finding a Good Property Management Company for your Vacation Rental

Most resort communities are home to a number of different property management companies of various sizes, offering a plethora of different services. Whether you're looking to hire your first company, or looking to get out of a bad relationship, here are some tips to help you avoid mistakes…

1) Ask around to other property owners. They'll know who's good and who's not. At the very least, you'll end up with a good list of property management companies in the area. You'll also have some idea of the various services each provides and how well they provide them.

2) Next, call the company and ask if they manage your type of property. Some companies won't bother with single units. They'll only go for whole complexes. Others may specialize in freestanding homes. If the company doesn't work with your type of property, you can quickly cross them off the list.

3) Meet with the companies. Make sure you ask who will be managing your property. Will it be a whole team of people, or an individual? Who will your contact person be? Talk to that person and see if you get along. Ask to see their portfolio of properties and get some references. When you leave the office, drive around to the properties they manage. If they provide the maintenance services, you'll be able to tell if their properties are well maintained.

4) Check with the local Chambers of Commerce. Once you've decided on a company, check with the local Chambers to make sure they're in good standing. If there are complaints on file, be wary. At the very least, ask the company to explain them.

5) Make sure the management company offers check-in services – preferably in a professional office of some sort. You don't want your guests having to travel to a sleazy part of town to check in. Consider how close the check-in office is to your property and whether guests will have to go out of their way to check in.

Remember, the property management company will have full access to your investment property. In addition, they'll be representing you and interacting with your customers. Make sure you choose a reputable company who you can trust.
